If you experience an emergency maintenance issue outside of our normal office hours, please use the appropriate emergency contact below:
Gas Emergencies – Cadent - 0800 111 999
For the smell of gas or suspected carbon monoxide leaks.
National Grid - 0800 6783 105 or 105
For power outages or dangerous electrical faults.
Water Supply or Major Leaks – Severn Trent Water - 0800 783 4444
For burst pipes, major leaks, sewer issues, or loss of water supply.
Emergency Services – 999
- Crime: A crime in progress, such as burglary, theft, violence, or a serious road traffic collision
- Fire: A fire or any situation presenting an immediate fire risk

When calling, please quote your property address and state that you are a tenant of Nick Humphreys.
If there is no answer, please follow up with a text message.
WHAT COUNTS AS AN EMERGENCY?
The following issues are considered emergencies:
- Total loss of power or serious electrical faults
- Gas leaks or suspected carbon monoxide leaks
- Major plumbing leaks, flooding, or no water supply
- Blocked toilet (if the property has only one toilet)
- Total loss of heating or hot water (especially during winter)
- Structural damage presenting an immediate safety risk
- Broken external doors or windows that compromise security
(Please note: lost keys are not an emergency) - Fire, smoke, or any immediate safety hazard
AFTER CONTACTING THE RELEVANT EMERGENCY SERVICE
In the unfortunate event of an emergency, please also email your property manager in the usual way to make them aware. Please ensure you provide specific details and photographs where necessary.
Note – Emails are not monitored out of office hours, however your email will be acknowledged and followed up on the next working day.
IMPORTANT NOTES
- A minimum call-out fee will apply for any issue that is not classed as an emergency.
- For all non-urgent repairs, please continue to report these by email to your property manager.
